A Building Report (also known as a Prepurchase Inspection/Survey) is a visual examination of the condition and systems of a building.
This gives you an indication of the state of the building and any existing and potential issues - whether to do with maintenance, weathertightness remediation, construction compliance or other matters.
Our report will alleviate your fears on whether the property could be a potential leaky home.
What does your building inspection cover?
Your written report of the building inspection or residential property inspection will be based on a full visual inspection of all accessible areas, covering:
- Construction of the building
- Roof
- Wall claddings
- Windows
- Doors
- Foundations
- Plumbing
- Electricals and wiring
- Heating systems
- Visible insulation
- Subfloor and roof space will be inspected provided that there is access
- Site orientation in respect to exposure to sunlight and weather patterns
We also provide energy audit assessments if required.
All reports are carried out in accordance with the New Zealand Standard 4306:2005 Residential Property Inspection.

When should you get a building inspection?
Book your building inspection once you have a signed Sale and Purchase Agreement, therefore make sure your Sale and Purchase Agreement has a building inspection clause. As general guidelines, please note:
- If you are purchasing a property through the tender or auction process, it may be necessary to undertake an inspection prior to making an offer, to minimise the condition of the offer.
- Prior to selling, you may want to have an inspection done so that you can resolve any issues that may impede the sale.
How you get one and what it will cost
Call or email us with your enquiry and we can provide you with a fixed price. The price will be dependent on size, age and location of the property.
We appreciate as much notice as possible but we can work within the time constraints of your Sale and Purchase Agreement.
